根據最新實價登錄，東區店面又出現新高成交，台北市安和路一段約10坪店面，出現今年3月以總價3150萬元、每坪289.6萬元成交，單價創近年新高，目前為知名網紅咖啡店旗下品牌進駐，該店位址鄰近敦南誠品，可說是不受熄燈影響創高價。台灣房屋智庫經理陳炳辰指出，該地段鄰近近期說掰掰的前敦南誠品書店，區塊燙金不在話下，實價登錄顯示店面行情落在單價170~200萬，但因為此物件坪數不大，若出於3000萬的期望總價，便會相較拉高單價。 此外，陳炳辰說，大安區黃金路段的店面價值高，不乏店面經營者直接買下店面，除了此店面因總價不算高，業者買下等投資轉手獲利，另外像大安路一段近期也傳知名設計師砸2億元購置店面做為自有服飾品牌經營，未來出租都可有近2%的投資報酬率，可說算盤打得精。住商不動產北市區經理錢思明提醒，位於黃金商圈的低總價高單價小店在近期表現強勢，主要與高資產族喜歡穩定收益有關，不過購買時還是要注意貸款成數，避免違約。
