東區再現新高價店面 單價逼近300萬

根據最新實價登錄,東區店面又出現新高成交,台北市安和路一段約10坪店面,出現今年3月以總價3150萬元、每坪289.6萬元成交,單價創近年新高,目前為知名網紅咖啡店旗下品牌進駐,該店位址鄰近敦南誠品,可說是不受熄燈影響創高價。台灣房屋智庫經理陳炳辰指出,該地段鄰近近期說掰掰的前敦南誠品書店,區塊燙金不在話下,實價登錄顯示店面行情落在單價170~200萬,但因為此物件坪數不大,若出於3000萬的期望總價,便會相較拉高單價。 此外,陳炳辰說,大安區黃金路段的店面價值高,不乏店面經營者直接買下店面,除了此店面因總價不算高,業者買下等投資轉手獲利,另外像大安路一段近期也傳知名設計師砸2億元購置店面做為自有服飾品牌經營,未來出租都可有近2%的投資報酬率,可說算盤打得精。住商不動產北市區經理錢思明提醒,位於黃金商圈的低總價高單價小店在近期表現強勢,主要與高資產族喜歡穩定收益有關,不過購買時還是要注意貸款成數,避免違約。
